We’ll be the first to admit it—this episode was less of a “meticulously planned podcast” and more of a “coffee-fueled vent session.” Why? Because we’ve been going back-to-back since March. Seven days a week. Our prep time for this episode? Let’s just say... nonexistent. But hey, we’re giving it the best we got!
Michael opened with Under Pressure, a song that hit home for Jennifer, and frankly, all of us in real estate right now. The market is officially shifting, again. Interest rates are still high, inventory is stacking, and homes are sitting on the market longer than we’re used to post-COVID. 30+ days on average….
Gone are the days of listing and selling within hours while waving around blank checks.
We're not just tossing numbers at the wall anymore. Pricing a home is now a delicate situation… And to price it right, we have to keep adjusting quickly to maintain momentum. No more appeasing every seller’s demand—sometimes we even lose listings because we tell the truth (wild, right?).
As we roll into the second week of June, we’re scratching our heads. Will the summer market go quiet like it did last year? Or is something new brewing? We’re seeing homes go under contract, but the pace? TBD.
Sellers, hear us out: list now. Don’t wait for the stars to align. Let’s get it up on the market. More eyes will see it because the blank-check buyers are in hibernation, and expectations on both sides—sellers and buyers—are getting a little...extra.
Buyers want a perfect inspection report. Sellers want no negotiations. And we’re trying to work with those who are a little more reasonable, so we can get the job done!
Despite all of the above and the state of the world right now, we’re lucky to work in Philly and the surrounding ‘burbs. Great schools, attractive home values (especially compared to the rest of the East Coast), and solid communities make this a market that’s still very much alive.
Let’s talk Boomers. The Silver Tsunami hit us years ago—those long-time homeowners (30-40 years, whew!) have been starting to dip their toes into the selling pool. But it’s a different process. Forget DocuSign. These transactions happen around the dining room table, with pens. And coffee. And usually a story about “how things used to be.”
If you’re helping your parents sell, or you are the parent getting ready to sell, know this: it’s worth it. And no, Michael still doesn’t like clawfoot tubs—even if his mom swears by them.
Michael is heading to the shore (vacation brain, fully activated), so today’s podcast leaned heavy on the ramble, light on the structure. But sometimes, that’s where the good stuff happens.
