As we know, the EAGLES went to the Superbowl this year and WON!!! And as many of our listeners may be well aware, we have the city’s TOP FAN here, in our office, and the team just so happens to be named after him… Michael Sivel.
Michael starts us off by giving us an idea of what goes on in his world during football season. Back in December, Michael had a strong promotion the EAGLES were going to score the ultimate position an NFL team goes for yearly, and that’s the chance to play in the Superbowl! His vision was cast, and it sure did manifest! Our Philly team, the Philadelphia Eagles, went to the Superbowl…, so guess who else went? Michael. Michael drove the sprinter down to New Orleans, went without a ticket, and surely found a pass late Saturday evening, less than 24 hours before kick-off. He enjoyed his road trip down, listening to his favorite tunes, stopping for BBQ at Naybone's, in Ellisville, Mississippi, en route. Then, he hit his favorite bar, The Maple Leaf New Orleans, on Friday night and Tipitina on Saturday night. He woke up Sunday, got to the stadium, and watched the warm-ups! The EAGLES warm-up was NIGHT & DAY from the Chief’s warm-up. “The togetherness of that team was amazing,” states Michael. “When they came out on the field, their energy level was off the freaking charts!!” “Hurts sprinted down the field to our endzone like a freaking madman and did his little jig.” “The Chiefs came out like it was a conclusion that they were gonna win that Superbowl and get that trophy! But we all know…. they got SMOKED!
🥁 🥁 Welcome Jack Vizzard from “Down the Shore.” He came up to our studio in #CHESTNUTHILL from Avalon, NJ, to be our guest on the podcast. He touched on his perspective of the big game! He enjoyed it with his wife and children. “It was a great experience as a Philly fan,” says Jack!
The parade was fantastic!! Michael brought his 2 girls and Jennifer was along for the ride!
As Jen listened again… for the many moons before about the Philadelphia Eagles, the season they had and then the Superbowl and the Parade. She is putting the kibosh on Michael’s sports fanatic until next season. “We have work to do now,” 😂 says Jennifer!
OK.. back to our guest… Jack Vizzard is here!! Jack is one of 9 children, deeply rooted in real estate along with his family for many years now. He has really embraced shore life in all the ways… life-guarded and worked at The Princeton, back in the day!

When does the Spring Market start for all of us? After the Superbowl, states Michael, Jennifer, and Jack.
“All of your best memories are from the summer,” smiles Jack. “From your youth, family time, family pictures, are always from the shore and in the summer”.
Early birds & Late Louie’s! Which renter are you? Do you make your decision to rent right when you finish the rental from last season, or do you wait until January to start thinking of your next move?
Many shore points are a ghost town in the winter and it is bitter cold down the shore until mid-June. “It’s 4-5 months of winter here,” states Jack. In the winter, we travel over to Cape May for dinners out or to Atlantic City for the shows!
How did we handle Covid? We were doing Face-timed showings! It was a really busy and fun market to be in because so many people wanted to move down the shore, to be in a beach town in this period of life.
Jen’s a Cape Coder, so she needs help with the Jersey Shore info! Jack explains how the appeal of the Ocean and the Bay are becoming almost equally as attractive to people. Prices are going up down the shore, and as a rule of thumb, you can say things have almost doubled since before Covid. The average price is $4 million in Avalon…. and that’s two blocks from the beach!
Avalon has become an elite town. It used to be a very regular shore town, and now it has become very private. It’s great for real estate and demand, however some people really miss the regular old-town feel. “It is still attainable to come to the shore and buy in Ocean City or Cape May, but Stone Harbor and Avalon have become almost unattainable,” says Jack.
The High Dunes, a private area in Avalon on the beach, goes from 44th-58th street, with 10 houses, each parcel is large.. approximately one acre each. This area was always positioned to be a very special place in Avalon. There is a 3/4 acre parcel property, a home designed by architect Mark Asher and built by builder Joe Popper. A 7200 sq foot home, it will be the tallest building on the island with a wrap-around 360-degree deck, making seeing both sunrises and sunsets, a daily reality. It is built like no property Jack has ever seen. Most homes are what they call stick homes, this home is built with concrete, which took 9-10 months to do. It has an extremely private swimming pool, virtually a private beach, and frontage. “Watching the beach from your deck, is the special price of admission”, smiles Jack, “At $26.5 million.”
What’s Marble House?? Have you heard? Bayberry was a street that you would drive down… with many well-to-do houses on that block. All double lots and all underground electric lines. This entire house was made of marble. Inside, outside, the roof… it was the twin to a mansion in Rhode Island which was over 100 years old. Who wants to buy a whole house made out of marble? Not many people….. so Jack spoke to a very smart tax guy, who suggested the owners take the marble apart and donate it for a tax write-off. They connected to an organization called Second Chance. This non-profit organization was created to train and place previously incarcerated people in the workforce to learn a trade. This organization sent their people out to “Marble House” and piece by piece, they took the house apart. It was over a 2 million dollar tax write-off.
What towns are more trendy ( affordable for the younger generation to afford ) right now down the shore? Strathmere!! But… it floods. There’s also “The Villas”, in Cape May county. It is an affordable area, with beautiful sunsets like you would see in Naples and just a short drive to Cape May.

What is Jack’s advice for looking to get in down the shore? Looking online will educate you, but calling a real estate agent that is on the island, they know what is happening! They live there… and they simply have info that others don’t.
The moral of the story, let’s all put our money together and head to High Dunes, “Sunrise and Sunset” what could be better…. at $26.5 million.
