When selling a home, there’s a lot to consider! In episode 18 of Real Estate and Ramblings, The Sivel Group’s Michael Sivel and Jennifer Rinella broke it down into three key factors: Prep, Photos & Price.
“This time of year is a great opportunity to list your home because there’s very little competition,” says Jennifer Rinella. Or, as Michael Sivel puts it, you become the ‘Belle of the Ball’ in the market.
Prep: Setting the Stage
Many sellers think of decluttering and depersonalizing when preparing their home for sale. While decluttering is essential, we caution against stripping away too much personality. Buyers want to envision their future in a space that feels warm and inviting a home filled with memories and “happy times.”
As you tackle your honey-do list, focus on brightening the home by removing outdated or worn items while keeping those special touches that add charm and life to the space.
Photos: The Power of Visual Storytelling
High-quality photos are the first impression buyers have of your home—and first impressions matter!
Capturing a home’s best angles and unique details through professional photography can make all the difference. Photos tell a story, giving buyers a glimpse into the lifestyle your home offers. The goal? To get them through the door so they can feel the space for themselves.
Price: The Strategic Approach
Pricing your home correctly is one of the most critical steps in the selling process. “You want to strategically price,” says Jennifer Rinella. That means working with your Realtor to set a competitive price based on comparable homes sold within the past 6-8 months.
Why is pricing so important?
- Pricing too high can cause your home to sit on the market too long and lose momentum.
- If the home becomes “stale,” you may have to reduce the price, which can deter potential buyers.
- The right price attracts serious buyers and ensures a smoother transaction.
