Whoop, there it is!!! Somehow, we’ve made it to Episode 24— and this year is flying by faster than Michael can shout E-A-G-L-E-S, EAGLES! 

Jennifer, of course, had to remind him about that little Giants victory— just to keep things humble around here. Between Halloween candy still lingering (Michael swears those Reese’s are “energy snacks”) and Thanksgiving right around the corner, we can’t believe it’s already that time of year again.

But hey, we’ve officially survived one full year of Michael having a podcast microphone, and that deserves a round of applause—or maybe a mute button.

Now, while Michael wants to talk all things Super Bowl (again), Jennifer is steering the ship toward something far more practical—how we’re shaping up for the Spring Market! Because before we know it, it’ll be “Super Bowl Sunday,” also known as The Official Kickoff of the Real Estate Season.

Things are feeling a little more traditional in the fourth quarter. It’s quieter out there—inventory is tight, and as Michael says, we’re “mopping up.” Homes that are sitting? Usually, they’re overpriced.

But that’s where we shine. Pricing isn’t just a number—it’s a strategy. We price based on real data, real comps, and real prep. The market sets the number, but the fear of loss drives the offers up. Buyers will tell us what they’re willing to pay—our job is to set the stage (literally and figuratively).

What's up with the Orchid? Glad you asked. The orchid for us, the last few listings, has kind of become our unofficial good-luck charm. Every home we stage gets that signature touch—clean, curated, and ready to impress. We have a barn full of décor pieces to help elevate every listing we touch. What About Interest Rates?

Yes, rates are hovering around 6%. Does it change much? Not really. There are still too few homes, too many buyers, and a whole bunch of boomers staying put longer than we’d like. (We love you, boomers—please move.)

How Sellers Can Get Ready for Spring ( The Three P's)

Prep now so you’re not scrambling later. Here’s your cheat sheet:

  • Prep: Donate, toss, or gift. Make Marie Kondo proud and toss a coat of paint on it!
  • Photos: Schedule those for spring, once everything’s prepped.
  • Price: Let’s review the comps and set your home to sell, not sit.

And yes—Super Bowl Sunday is basically your cue to list. Just don’t jinx it, Jennifer warns, as Michael plans his Sprinter road trip to the big game.

Toys for Tots: Our Favorite Time of Year

It’s that season again—Toys for Tots is back, and we’re all in. Drop off a toy at our Chestnut Hill or Devon offices, or at our amazing partner Matine’s Café (locations in Chestnut Hill and Wayne).
